Does insurance cover a roof replacement?

Often, yes, when the cause is sudden and accidental: hail, wind, or a falling tree or branch. Usually not, when the cause is age, wear or poor maintenance.

How much is paid depends on your policy. It sets your deductible, and it may settle claims on an older roof differently from a newer one. Your broker or insurer can tell you what your wording says. The adjuster decides what is covered. We do not make that decision, and we cannot promise how a claim will turn out.

How a roof insurance claim works

1. Document the damage. Take photos from the ground of the roof, the eavestroughs and any dented metal, and note the date of the storm.
2. Report it. Call your broker or insurer to open the claim. They assign an adjuster.
3. The adjuster visits. The adjuster inspects the roof and writes up the scope of work: what the insurer will pay to repair or replace.
4. Review the scope. Compare it with a written quote from a roofer. Ask about anything that looks missing.
5. The work is done. You pay your deductible, and the insurer pays the covered amount as your policy says.

When to start

Start after any hailstorm or strong wind in your area, even if nothing is leaking. Hail damage is often invisible from the ground, and a bruised shingle can look fine until the granules wash off later. Report storm damage soon. Your policy sets how long you have, and waiting makes damage harder to prove.

Other reasons to book an inspection: dents on eavestroughs, vents or window screens, granules piling up in the eavestroughs, or a request from your insurer for a roof condition report.

A roofer's part in a claim is to look at the roof properly and put what is there on paper. We go on the roof, photograph the damage, and write it up in a report you can give your insurer. We check the shingles for bruising and fractures, and we look for dents in soft metals such as vents and flashing. If what we find looks like age rather than storm damage, we say so.

The hail inspection is free, and so is a quote for a roof replacement. The deductible is yours to pay. Be careful with any contractor who offers to waive it or cover it.
