Best roofing company in Calgary: 9 checks before you hire

Neither the City of Calgary nor the Government of Alberta endorses any roofing company, so the best roofing company in Calgary for your house is the one whose licence, insurance, WCB coverage, contract, warranty and reviews hold up when you check them yourself. This page gives you nine checks and the official page where you verify each one. Run them on every roofer you are considering, including us, and then ask for a written quote.

How to check a roofing company in Calgary

Each check has three parts: what to ask the roofer for, where to verify it without relying on the roofer, and what it does and does not tell you.

A City of Calgary business licence

Ask for
The exact business name and the licence number on the roofer's City of Calgary business licence.
Verify it
Search the City's Is my contractor licensed? tool, or call 311. The search needs at least five characters of the business name, so get the spelling right.
What it tells you
The City says contractors are required to hold a valid City of Calgary business licence, and that without one a contractor cannot get construction and trade permits (City of Calgary, Hiring a contractor). Treat it as a floor. The City's own search page says a valid licence does not guarantee quality of work or business ethics.

An Alberta prepaid contracting licence, if you pay anything before the job is finished

Ask for
Whether any deposit or progress payment is due before the work is finished. If one is, ask for the roofer's prepaid contracting licence and the legal name it is issued under.
Verify it
Use Service Alberta's Find out if a business is licensed search and choose the licence type Prepaid Contractor, or call the Consumer Contact Centre at 1-877-427-4088. The search only lists active licences and wants the exact legal name.
What it tells you
Alberta treats a contractor as a prepaid contractor when the contract is discussed or signed away from the contractor's own place of business (your home counts) and money is accepted before all the work is done. Those contractors must be licensed by Service Alberta and post a security (Government of Alberta, Hiring a contractor; Prepaid contracting licence). If you sign that kind of contract at home, the Consumer Protection Act lets you cancel up to 10 days after you receive your copy (Consumer bill of rights).

A WCB-Alberta clearance letter

Ask for
A current WCB-Alberta clearance letter, or the roofer's WCB account number.
Verify it
WCB-Alberta lets you request a clearance letter online for a company you plan to hire, without having an account. Its advice is to get one before you hire and before you release payment.
What it tells you
The letter states whether the contractor has WCB coverage and whether the account is in good standing. Alberta's guidance explains why a homeowner should care: if uninsured workers are hurt on your property, you and the other party have to agree on who is liable, and without agreement it can end in legal action (Government of Alberta).

A liability insurance certificate

Ask for
A certificate of insurance showing the roofer's public liability and property damage coverage.
Verify it
Read the certificate itself. The insured name should match the name on your quote, and the policy dates should cover the days the crew will be on your roof. If anything does not line up, call the insurer or broker named on the certificate.
What it tells you
The City of Calgary says contractors should carry liability insurance in case of property damage or injury, and tells homeowners to ask for a certificate of insurance as part of the contract (City of Calgary). A sentence on a website is not a certificate.

A written, itemized quote from someone who has been on your roof

Ask for
A written estimate with the six things Alberta lists: a full description of the work, the type and quality of the materials, start and completion dates, itemized costs and the total, any guarantees, and the method of payment.
Verify it
Get written estimates from more than one business and compare them line by line. On a roof, the lines that separate one quote from another are whether the old shingles are torn off to the deck, the nailing pattern, how far the ice and water shield runs, and what is done about attic ventilation. Our Calgary roofing page explains each of those. Ask as well what it will cost to replace rotten decking if any is found once the old roof is off.
What it tells you
Alberta's guidance is to avoid contractors who quote a price without seeing the job (Government of Alberta). A roof cannot be priced properly from the driveway.

A written contract before any work or payment

Ask for
A contract that covers the items on the City of Calgary's list, including the contractor's business licence number, estimated start and completion dates, material and product specifications with warranty information, who is responsible for permits, the price, the payment arrangements, liability insurance information and workers' compensation information.
Verify it
Read it against that list before you sign. Alberta's advice is to fill any blank space with NA, strike out anything you do not agree with, and have every later change put in writing with the change in cost.
What it tells you
A verbal contract is hard to prove, which is why Alberta's guidance is to always insist on a written one, and why the City asks for business details as well as project details (City of Calgary; Government of Alberta).

The warranty in writing: who backs what, and for how long

Ask for
Two documents. The manufacturer's warranty on the materials, and the roofer's own workmanship warranty on the installation. For each one: what is covered, for how long, and what happens if there is a problem.
Verify it
If a roofer says an extended manufacturer warranty comes with the job, confirm it with the manufacturer. Malarkey, for example, states that its extended warranties are available from Malarkey Certified Contractors (Malarkey, Vista shingles), so ask which manufacturer programs the roofer is enrolled in and look the company up on the manufacturer's own site.
What it tells you
Alberta's contract checklist asks for a statement of all warranties that explains what is covered, for how long, and what will be done if there are problems (Government of Alberta). The number on a brochure matters less than that document.

Reviews and references, read properly

Ask for
Past customers you can call, and the roofer's Google reviews.
Verify it
The Competition Bureau tells consumers to look at whether reviews are spread over a long period or bunched into a short one, to be wary of reviewers with brand new profiles, to trust detail over gushing, and to read the 2, 3 and 4 star reviews. It also calls a record of only 5 star reviews a red flag, so read what was written, not just the score. Google's rules require a review to reflect a genuine experience and forbid a business from offering payment, discounts or free goods or services in exchange for one (Google Maps policy).
What it tells you
Whether real people will stand behind the work. The City of Calgary is blunt about references: if a contractor cannot or will not provide a list, do not hire them. Ask those references about timing and budget as well as the finished roof (City of Calgary).

How the roofer found you, especially after hail

Ask for
If someone knocks on your door after a storm: their name, their identification card and time to check them. Under Alberta's prepaid contracting rules, a salesperson's card must show the person's name, the business name and address and the licence number, and must be produced when you ask (Government of Alberta).
Verify it
Run checks 1 to 4 before anyone goes up on the roof or you sign anything. The City's storm damage page adds two steps: contact your home insurer before any repair work, and call the Better Business Bureau at 403-531-8784 (City of Calgary).
What it tells you
After the June 2020 hailstorm the City reported more door to door contractor sales in the damaged communities, and told residents never to feel pressured into a quick decision at the door and not to pay before the work is done (City of Calgary, June 18, 2020). The August 5, 2024 hailstorm affected almost one in five Calgary homes (Insurance Bureau of Canada). Alberta says most home renovation problems involve contractors who solicit door to door. The Better Business Bureau adds: resist the deal that is only good if you sign on the spot, and do not sign your insurance cheque over to a contractor.

Two more things, before the last payment

Permits for a re-roof in Calgary

The City of Calgary lists roofing materials among the things you can replace or repair without a permit. Changing from shingles to clay roofing material is different and needs a building permit (City of Calgary). If your job goes beyond the roofing itself, ask the City at 403-268-5311 before work starts.

Liens on your title

A builder's lien is a legal notice filed by an unpaid supplier or subcontractor for work on your property. The City's advice is to check your title for liens before you make the final payment, because a lien can stop you renewing a mortgage or selling until it is paid (City of Calgary).

    A 10-year workmanship warranty on roof replacements, on top of the manufacturer's warranty on the materials. The 10-year term is for full roof replacements only. It does not cover repairs, siding or eavestroughs, so ask what applies to those jobs before you agree to one. We do not claim a manufacturer certification on this page: ask us which manufacturer programs we are enrolled in.
