A roof inspection Calgary homeowners can actually rely on is not a glance from the driveway. It is a documented assessment of every component that keeps water out of your home, delivered in writing so you can make a decision with real information instead of a sales pitch.

This matters more here than in most Canadian cities. Calgary sits in Hail Alley, and hail damage is frequently invisible from the ground. When a stone strikes an asphalt shingle it can bruise the fibreglass mat underneath without visibly breaking the surface. The shingle looks fine. Months later the granules over that bruise wash away, the mat is exposed to UV, and the shingle begins to fail. Homeowners routinely discover this two years after the storm, long after the window to file a claim has closed.

What we check

Why the attic is half the inspection

Plenty of contractors never open the hatch. That is a mistake, because the underside of the deck records the roof's history. Staining shows where water has been getting in even when the ceiling below is dry. Compressed or damp insulation points to a ventilation failure. Daylight through the sheathing tells you exactly where the envelope is open.

Attic ventilation is the single most under-diagnosed issue we find. A roof over an under-ventilated attic cooks from beneath in summer and builds ice dams in winter, and it will fail years earlier than the warranty implies. A new roof installed without correcting it inherits the same problem.

When to book an inspection

• After a hail or wind event in your area, ideally within weeks rather than years, because most Alberta policies limit how long you have to report storm damage
• Before buying a home. A general home inspection usually assesses the roof from ground level or a ladder at the edge. A dedicated inspection tells you whether a major replacement is coming while you can still negotiate
• Before listing. A clean report is a genuine selling asset, and it prevents a buyer's inspection from becoming a price renegotiation
• At 15 years and annually after, since this is when asphalt systems start showing real wear
• When your insurer requests a roof condition report
