Roofing in Okotoks: a roofer for roof repair and replacement

The Town of Okotoks lists re-roofing with no structural work, and minor exterior repairs, among jobs that do not need a permit. It describes them as minor repairs that do not affect structural integrity.

Siding is not named on the Town's list. Alberta's Permit Regulation exempts re-siding on the same conditions as re-roofing: the new material is of a similar type, health and safety are not at risk and there is no structural change. Two details from the same page are worth knowing on a roofing job. Adding or replacing insulation does not need a permit in Okotoks. A solar photovoltaic system, including one mounted on a roof, needs both a building permit and an electrical permit.

The Town also points out that unpermitted work may not be covered by insurance if damage occurs. Acreages outside the town are in Foothills County, which runs its own building permit office.

The Insurance Bureau of Canada describes Alberta's Hail Alley as running from High River north to central Alberta. Okotoks sits inside that strip, between High River and Calgary. The Northern Hail Project at Western University maps hail swaths from weather radar, and three of the swaths it mapped in 2023 and 2024 passed within 5 km of the centre of Okotoks.

5 August 2024

On the evening of Calgary's $3.25 billion hailstorm a second storm tracked further south. Environment and Climate Change Canada says that southern storm dropped baseball-sized hail on rural land southeast of Calgary. The project's radar map shows a swath that evening, 259 km long, passing within 5 km of the centre of Okotoks.

Snow

Environment and Climate Change Canada's Okotoks station has recorded one-day snowfalls of 45.8 cm (16 March 1998) and 36.4 cm (28 April 2010).

Those hail sizes are radar estimates for a whole swath, not measurements taken in town, and the project's public survey map shows no ground measurements within 12 km of Okotoks. So the honest answer after a storm is to look: dents in eavestroughs, downspouts and roof vents are the first sign from the ground, and a hail inspection is free.

Statistics Canada's 2021 Census counted 30,405 people and 10,476 occupied private dwellings in Okotoks. About 78% of those homes (8,135) are single-detached houses.

The biggest block of homes, 4,290 or about 41%, was built from 2001 to 2010. If one of those still has its first roof, that roof is now 16 to 25 years old. Another 1,745 homes, about 17%, were built from 1991 to 2000, and about 2,090, roughly 20%, before 1991.

Okotoks is home to the Drake Landing Solar Community: 52 single-detached homes that, according to the Town, met more than 90 per cent of their space heating from solar thermal energy. The system started operating in 2007. The Town reports that decommissioning began in 2024 and that most of the 52 homes were converted to natural gas furnaces.
