Roofer in Chestermere: roof repair, new roofs and siding

The City of Chestermere's residential permit pages cover basements, additions, decks, renovations and secondary suites. They do not mention re-roofing or new siding either way.

The City's Safety Codes Permit and Inspection Policy (Policy 328) says the City issues permits under Alberta's Permit Regulation. Section 6(3)(c) of that regulation says a building permit is not required for re-roofing or re-siding when four things are true: the work is done for appearance or to maintain the building, the new roofing or siding is of a similar type to the old, health and safety are not at risk, and there is no structural change to the building.

A straight swap, shingles for shingles or siding for similar siding, is the kind of job that exemption describes. If you are changing to a different material, or the job involves structural work, ask the City's Development and Building Services before work starts.

Acreages outside the city limits are in Rocky View County. Its building permits page says re-roofing does not need a building permit except where structural work is involved, and lists minor exterior repairs and siding as exempt as well.

Chestermere has been on the edge of three recent hailstorms that the Northern Hail Project at Western University surveyed or mapped.

5 August 2024

The Calgary hailstorm that caused $3.25 billion in insured losses, the costliest hailstorm in Canadian history according to the Insurance Bureau of Canada, passed along the north side of Chestermere. The project's surveyors mapped the southern limit of visible crop damage about 3 km north of City Hall. At a property about 5 km to the northeast they recorded loonie-size hail, vinyl siding damage and a dented car.

13 July 2025

A supercell crossed Calgary and left the area near Chestermere. The project logged the northern edge of its hail swath about 6 km southeast of City Hall and measured 25 mm hail about 10 km south-southeast of it. The Insurance Bureau of Canada put insured damage from that storm at close to $92 million.

The project's radar hail-swath map shows a swath that evening passing within 5 km of the centre of Chestermere.

In its damage survey in Calgary after the July 2025 storm, the project found most damage on the north-facing and west-facing sides of buildings and vehicles, a sign that the hail was wind-driven. After a storm, check the slopes and walls that face the wind, and the eavestroughs and downspouts on that side, then book a free hail inspection. We photograph and document the damage so you have clear evidence for your insurer.

Statistics Canada's 2021 Census counted 22,163 people and 6,733 occupied private dwellings in Chestermere. About 80% of those homes (5,400) are single-detached houses.

It is a young city. About 80% of homes were built in 2001 or later, and 3,115 of them, about 46%, were built from 2001 to 2010. Only about 400 were built before 1991.

Chestermere is built around Chestermere Lake. The Western Irrigation District describes it as a storage reservoir, built by the Canadian Pacific Railway on what was an intermittent slough, to balance irrigation water diverted from the Bow River.
