Roofing in Strathmore: roof repair, replacement and siding

The Town of Strathmore's permit pages do not name re-roofing or new siding. What they do say is that a development permit is not required for exterior renovations as long as they do not increase the area of the building, and that building permits are required for most developments and some renovations.

The provincial rule fills the gap. Alberta's Permit Regulation, section 6(3)(c), says a building permit is not required for re-roofing or re-siding when the work is done for appearance or to maintain the building, the new material is of a similar type, health and safety are not at risk and there is no structural change. A straight swap, shingles for shingles or siding for similar siding, is the kind of job that exemption describes.

The Town asks residents to email development@strathmore.ca before starting a project, to find out whether building, development or utility permits are required. Do that if you are changing material or doing structural work. For an acreage outside the town boundary, ask Wheatland County rather than the Town.

5 August 2024

The Calgary hailstorm that caused $3.25 billion in insured losses kept going east and crossed Strathmore. Surveyors who went through the town five days later recorded vinyl siding damage on houses in several parts of town, hail estimated at pebble to quarter size in one area and up to toonie size in another, and flattened wheat south of town. At one address the damaged vinyl was about 10 years old and had been put up after an earlier storm.

16 June 2026

The project logged the southern edge of a hail swath just north of the town centre, with wind damage present, and hail of 12 to 19 mm at points 6 to 12 km north and east of town.

5 July 2026

A bowing supercell that formed south of Bragg Creek crossed Calgary and tracked south of Strathmore. The project's survey found a hail swath about 500 km long that began south of Strathmore and ran into Saskatchewan, with wind-driven hail at speeds of up to 105 km/h.

The project's radar hail-swath map shows a swath that night starting within 5 km of the town centre and running northeast.

In the August 2024 survey notes for Strathmore, siding is the damage that comes up again and again: surveyors recorded vinyl damage at addresses where nearby vehicles had no dents, and noted that the damaged vinyl felt thin and that houses with visibly different vinyl had less damage. After a storm, walk the sides of the house that faced the wind and look for cracks or holes in the siding and dents in the eavestroughs, then book a free hail inspection.

Statistics Canada's 2021 Census counted 14,339 people and 5,517 occupied private dwellings in Strathmore. About 59% of them (3,235) are single-detached houses, alongside 700 semi-detached homes, 560 row houses and 225 movable dwellings.

Strathmore's big building years were 1991 to 2010: 3,125 homes, about 57% of the town. If a house from those years still has its original shingles, the roof is now 16 to 35 years old. Another 965 homes, about 17%, were built before 1981, and only about 16% in 2011 or later.
