When homeowners upgrade their home’s exterior cladding, they are usually driven by two desires: drastically increasing the property's curb appeal and eliminating the punishing, endless chore of painting old, rotted wood.
Modern vinyl siding and engineered James Hardie board both excel brilliantly at both tasks. While they successfully eliminate 95% of exterior chores, neither product is entirely "zero maintenance." To protect your investment and maintain that vibrant, freshly-installed look despite Calgary's dusty, windy climate, you need to implement a simple baseline maintenance routine.
Here is exactly how to care for the two most popular siding materials in Alberta.
1. Maintaining Premium Vinyl Siding
Vinyl siding is beloved primarily because the color is extruded completely through the panel. It cannot chip, it cannot rust, and it will undeniably never require paint. However, vinyl does carry a static charge that naturally attracts atmospheric dust, pollen, and road grime.
The Annual Soft Wash To keep your vinyl looking brand new, dedicate one Saturday in the late Spring to an exterior wash.
- ✅ Do: Use a standard garden hose equipped with a soft-spray nozzle and a bucket of warm water mixed with a mild, non-abrasive detergent (like Dawn dish soap). Start at the bottom of the wall and work your way up using a soft-bristled brush on an extension pole to loosen heavy dirt, then rinse from the top down.
- ❌ Do NOT: Blast your siding upward with a high-pressure power washer. Vinyl panels are installed to overlap and shed water flowing downward (like rain). If you blast high-pressure water directly up into the overlapping seams or the weep holes, you will force gallons of water behind the siding, soaking the house wrap and risking interior mold.
Heat and Chemical Warnings Vinyl's greatest weakness is heat. Ensure your barbecue grill is kept at least three to five feet away from the exterior wall to prevent the siding from warping or melting. Additionally, never use harsh chemical solvents, undiluted bleach, or abrasive scouring pads to remove stains; they will permanently strip the matte UV-protective finish off the plastic.
2. Maintaining James Hardie Fiber Cement
James Hardie board delivers the majestic, robust aesthetic of authentic cedar without the risk of rot or fire. The boards are typically factory-finished with ColorPlus® Technology—a baked-on finish engineered to resist harsh UV fading.
The Bi-Annual Wash Fiber cement is rigid and unyielding. It does not carry a static charge like vinyl, but its deep woodgrain texture can hold onto cobwebs and construction dust.
- ✅ Do: A gentle rinse with a garden hose every 6 months is usually all it takes to keep Hardie boards looking immaculate. If a section is particularly dirty, a soft cloth and mild detergent will suffice.
- ❌ Do NOT: Never use an aggressive pressure washer. High-PSI washing can actually strip the baked-on ColorPlus paint right off the cement board, immediately voiding the manufacturer's finish warranty.
The Critical Caulking Inspection Unlike vinyl panels which overlap freely, James Hardie boards butt up against trim pieces, windows, and corners. These joints are meticulously sealed during installation using high-grade, exterior-rated elastomeric caulking.
While the fiber cement board itself will easily last 50 years, the caulking will not. Calgary's severe freeze-thaw cycles brutalize exterior caulking. Every 3 to 5 years, you must walk the perimeter of your home and inspect these joints. If you see the caulking drying out, shrinking, or cracking away from the boards, the joint must be thoroughly cleaned out and re-caulked to protect the wall cavity from water infiltration.
Our Honest Recommendation
Proper maintenance protects more than just aesthetics; preserving the exterior envelope protects the structural sheathing beneath it.
If you value your weekends above all else: Premium Vinyl siding is the undeniable champion. Aside from an optional garden hose rinse, you can completely ignore it for the next 20 years.
If you own James Hardie siding: Schedule an automated calendar reminder every three years to inspect your window and corner caulking lines. Spending $50 on a few tubes of premium exterior sealant is an incredibly cheap insurance policy for your walls.
If you notice large cracks in your siding from a recent hailstorm or suspect water has penetrated behind the cladding, do not wait for a maintenance day — see our guide on home insurance claims for siding and consider vinyl vs Hardie siding when planning replacement.
